Commercial roofing, Toledo and northwest Ohio

Flat roofs, surveyed twice a year and kept dry.

TPO and PVC roofs for the people who answer for the building. We install them, repair them and survey them on a schedule, so a leak is a line in a report before it is a stain on a ceiling.

The buildings we roof

Large, low-slope roofs over people who are still working

Every building has its own hours, tenants and rooftop equipment. We plan the roof around them.

  • Warehouses and distribution

Big roofs with dock canopies, curbs and rooftop units. We stage tear-off and material by section so the docks keep moving.

  • Retail and strip centers

Tenants under every bay. Noisy work is scheduled around opening hours, and walkways stay covered and clear.

  • Schools and churches

Work set for breaks and weekends, with a written site plan for the grounds and the people on them.

  • Apartments and condominiums

Notices to residents, access to rooftop equipment and a clear plan for each phase of the roof.

  • Offices and medical

Quiet hours, dust and odor controls near air intakes, and a schedule that holds.

  • Industrial and manufacturing

Roofs over process equipment, with exhaust and chemical exposure in mind when we choose the membrane.

Two membranes

TPO or PVC: how we choose

Both are single-ply membranes with heat-welded seams. The building decides which one goes on it.

The survey report

A report you can hand to your board

Twice a year a surveyor walks every square of the roof. You get a plan with numbered findings, photos, a rating for each and a repair list in priority order.

  • A roof plan with numbered findings

Each drain, curb, seam and edge has a number you can find on the roof.

  • A photo log tied to the plan

What we saw, where, and how it changed since the last survey.

  • A rating for every finding

Watch, repair soon or repair now, in plain words.

  • A repair list and the next visit

Priorities in order, and the date the surveyor returns.

A year on contract

Four visits, in the order the weather asks for them

  1. 01

    Step 1: Spring survey

After the freeze and thaw: seams, flashings, edges, drains and any standing water. Report and photos to you.

  2. 02

Step 2: Repairs and drain clearing

Small defects found at the survey are fixed on the next visit, as your contract says. Larger work is bid on its own.

  3. 03

    Step 3: Fall survey

Before the leaves and the first hard freeze: drains cleared, flashings and rooftop curbs checked, report to you.

  4. 04

    Step 4: Winter standby

Contract customers can reach the leak line at any hour, and heavy snow or a hard thaw triggers a drain check, as written in the plan.

On the record

What we carry, in plain words

From facility managers

What the reports are for

“The spring report numbered every drain and put a photo beside each one. I sent it to our board as it came.”

Jodi H.Facilities director, distribution center

“A re-cover over our dry roof saved the tear-off. They took core samples first and showed us the results before they bid.”

Bassam T.Property manager, retail center

“They worked the school roof in sections over the summer break, and each section was closed up before they left for the day.”

Questions we hear

Before you ask for a bid

How long does a TPO or PVC roof last?

Roughly 20 to 30 years, depending on the system, the building and how the roof is looked after. Many manufacturers expect documented maintenance before they honor a warranty, which is what the surveys provide.

Can you roof over the old membrane?

Sometimes. A re-cover over a dry, sound roof can save the tear-off. We take core samples and scan for moisture before we say so, and a wet roof gets torn off.

How do you work around our tenants?

We plan the roof in sections, schedule noisy work around your hours and close up each section before the crew leaves. Your bid lists the plan.

What do you need for a bid?

The building's address, the roof area if you know it, its age, and any drawings or past reports. Then a site visit, and the bid is written.

Is a care plan insurance?

No. It is a service contract for surveys, reports and priority leak response. It does not pay for damage, and it is not a roof warranty.
