TPO roofs
TPO roofs for buildings that need a dry, plain roof
A white or light single-ply membrane, welded at the seams with hot air, fastened or adhered over insulation. It suits most low-slope commercial roofs.
Welded seams
Seams are fused with hot air and probed, not taped.
A reflective surface
Light colors reflect sun and keep the roof surface cooler.
Insulation under it
Board thickness is set by the building, not by the membrane.
Details done by hand
Drains, curbs, edges and penetrations are flashed one at a time.

When to look at a new roof
Signs a TPO roof is near the end of its life
Seams opening
Laps lifting or separating along the welds, where water gets under the sheet.
The same leak, again
Repairs at the same spot more than once usually mean the layer under the membrane is wet.
Standing water
Puddles that last more than a couple of days after rain add weight and wear the membrane.
Shrinkage at the edges
Membrane pulled tight at curbs and parapets, or flashing coming away.
How the job runs
A TPO roof, phase by phase
- 01
Step 1: Survey and core samples
We measure the roof, cut cores to see what is under the membrane and scan for wet insulation.
- 02
Step 2: Submittals and material
Membrane, insulation and fasteners are chosen with you and ordered with the lead time written in the bid.
- 03
Step 3: Tear-off or prep, in sections
Only as much roof is open as can be closed the same day.
- 04
Step 4: Insulation, membrane and welds
Board down, sheet rolled out, seams welded and probed, flashings detailed.
- 05
Step 5: Close-out
A walk with you, photos of the finished roof and the warranty paperwork.
TPO questions
Is TPO or PVC better for my building?
It depends on what vents onto the roof and how the building is used. TPO suits most roofs; PVC is the choice under grease and chemical exhaust. We say which and why in the bid.
Does the membrane color matter?
Light colors reflect more sun. Your bid shows the colors the manufacturer offers for the system.
Who warrants the roof?
The membrane maker warrants the material, and we put our own workmanship terms in writing. Terms, limits and exclusions are in the written warranty.
