How a bid works
How pricing works
A flat roof has no standard price. These are the answers we give before anyone asks.
What decides the price
The roof's area and shape, what is under the old membrane, the membrane and insulation, the number of drains, curbs and penetrations, access for crews and material, and the hours you need us to work.
Area and number of details
Wet insulation or bad deck
Phasing and working hours
What the estimate includes, and what it doesn't
Tear-off and disposal, insulation, membrane, flashings, drains and edge metal, permit where we pull it, cleanup and the warranty paperwork. Not included: deck beyond the allowance, structural repair, rooftop equipment moves by other trades and interior damage from old leaks.
Deck priced per sheet
Equipment disconnects by your trades
What happens at the visit
A surveyor walks the roof, takes core samples, scans for moisture, measures, and photographs every detail. We show you what we found on the roof before we leave.
After hours
Work at night or on weekends is possible. It is priced in the bid, with the reason, and not added later.
When you get the number
In writing, after the visit, with the allowance and unit prices for what can change. A bid is not a price by phone.
