Leak repair
Find the source, protect the building, write down what we found
Water shows up far from where it gets in. We trace it, make the roof tight and send you a report with photos.
Protect first
Interior protection and a temporary seal if the roof can't be repaired the same visit.
Trace it
Moisture scan, a look at the seams and flashings, and a water test where we need one.
Repair what failed
Seam welded, flashing replaced, drain reset or patch fused, matched to the membrane.
Report it
Photos, location on the roof plan and what we recommend next.

Where leaks start
Six places a flat roof lets water in
Seams
A weld that never fused, or laps that opened with the building's movement.
Flashings
Where the membrane turns up a wall or a curb and the sealant has aged.
Drains and scuppers
Clogged strainers hold water, and clamping rings work loose.
Penetrations
Pipes, conduit and supports that were added after the roof, and flashed badly.
Edges and parapets
Coping, termination bars and the top of a wall flashing.
Foot traffic
Punctures and scuffs where service crews walk to rooftop units.
After you report it
What happens next
- 01
Step 1: We confirm the details
Building type, where inside it leaks, and who meets the crew.
- 02
Step 2: The roof is protected
A crew lead decides whether the roof needs a temporary seal before the repair.
- 03
Step 3: We find the source
Scan, inspect and test until the leak has a location on the roof plan.
- 04
Step 4: We repair, or tell you why not yet
Small repairs are made the same visit where weather allows. Larger work is bid.
- 05
Step 5: You get the report
Photos, location and findings, filed in your portal.
