Replacement and re-cover
Tear off, or cover over?
A re-cover saves time and landfill, but only on a roof that is dry and sound. We decide with samples, not by eye.
Re-cover
A new membrane over a dry, sound roof.
Core samples and a moisture scan first
Less noise and less debris
Not possible over wet insulation
Tear-off
The old membrane, and the insulation if it is wet, comes off to the deck.
Deck inspected and repaired
New insulation and membrane
Planned in sections, closed up every day
Working around you
The roof is phased around the building, not the other way
Your bid names the sections, the order and the hours. If a tenant needs a day without noise, it goes on the schedule before work starts.
A section schedule
Which part of the roof is open on which days.
Notices to occupants
Plain letters for tenants, staff or residents, in time to plan.
Protection at the ground
Marked walkways, covered entries and a staging area.
Closed up every day
Whatever is open at 3 p.m. is dry by the time the crew leaves.

Replacement questions
Do you pull the permit?
Where the City of Toledo or the township requires one for the work, yes. Your written bid says who pulls it.
What happens if the deck is bad under the old roof?
Deck is found after the tear-off. Your bid names a price per sheet for deck repair, so a surprise has a number before it happens.
Who is on site?
A crew lead is on your roof every day, and you have their number. The project manager visits at each phase.
Start with a survey of what you have
The survey says what the roof needs. The bid follows.
